Where are the apartments?

The APARTMENTS are all in the SAN GIOVANNI district near of square “PIAZZA RE DI ROMA” therefore all well connected to the historic center and the stations. The Colosseum can also be reached on foot in about 20 minutes.

Are all the apartments rented entirely and with exclusive use?

Yes, the apartments are rented entirely. No singol rooms are rented but the whole apartment. The living room, the kitchen, the bathrooms and all the rooms are for exclusive use, even the appurtenances are exclusive. For example in the apartments with terrace, the terrace is for exclusive use.

Suitable for children?

All the apartments are suitable for childrens and you can require bed and linens and high chair just reserved to the most young. The childrens under 10 years old in Italy do not pay turistic tax.

Animals are allowed?

Yes but only little dogs. You pay an extra for cleaness becouse the next guests after your departure could be allergic to animals so I need to sanitize the environment for animals.

It's possibile to smoke at home?

Yes but only in the terrace. In case in your apt there is not a terrace, sorry no, it is not possible.

It's possibile to organize parties?

Yes, but only for a number of guests allowed by your host who must be notified and give his authorization and only if you can guarantee compliance with the condominium rules because there are times of silence that cannot be violated in respect of the community and local laws.

Can I cancel the reservation, with what notice without paying penalties?

Yes, you can cancel up to 30 days from check in without paying penalties: the deposit will be refunded in full (30%). If you exceed this date and cancel you lose the deposit, in fact it is a way to share a loss, because in all probability for your indecision / unexpected your host will have a loss of 100% as it could be difficult in some rental periods a few days before check in. Sometimes if the host manages to rent to another guest, he or she can freely decide to return the deposit even if you cancel with less than 30 days notice, so in this case you will not have any loss.

Can I arrive and leave freely or are there any constraints?

We try to give maximum flexibility. There is always the possibility, to leave very early without “check out”, or to arrive very late. There are only two restrictions: you have to leave the apartment by 10.00am. It is possible to leave your luggage and take it back in the late morning but not later than 13.30. You can not expect the apartment to be ready before 2.00 pm; but if you arrive before in rome, you could agree an entrance before 14.00, for leaving the suitcases and also to use the bathroom (however, never before 10.30am).
Is it possible to self check in?
Of course, in all apartments, after 2pm you can enter even late at night, because your host sends you a code to open the entrance door of the building and the front door independently. Therefore, the presence of the homeowner is not required at check in or at check out. Visit SELF CHECK IN.

How can I reserve additional services (plus)?

Just request it in the reservation email or even later, separately, but possibly with a few days notice from the check in.

Do I have to pay a deposit?

Yes, as in all cases of renting a property, at “check in” you give a deposit of 200 euros (400 euros for the Apt n. 4) this sum is returned at “check out”; in case of impossibility of meeting, is returned to the guest by bank transfer within 3 days from the departure.

How do you book?

We recommend that you first consult the APARTMENTS section. Go to the CHOOSE AND BOOK section and help yourself with the MENU to choose the apartment that best suits your needs, before booking read the HOUSE RULES active link and check how to comfortably perform a SELF CHECK IN active link. Take a look at the PLUS services for which a request is required at the time of booking or even later. We can immediately check with certainty the availability and send you a timely quote for your stay. As soon as you make the booking with the payment of 30% of the total, the apartment will be reserved for you and you will receive confirmation and receipt of the successful booking via email.
